How did a site with 1 backlink get a pagerank of 7?

Google now uses a lot of human editors to adjust PR. It's possible it got a bump from that.

 

most of the backlinks didn't show by search engine just like google for security purposes and for sure the website have a backlinks from pr8-pr10 websites.

 

What I see here is that the website has many back links and just a matter of fact that Google does not index and show all the back links one website has got. Check backlinks for any website here backlinkwatch.com/index.php

remember that adobe.com has a PR 10 so surely it passes link juice to that site but google don't display the backlinks...

 

you got backlinks from the site that has pr10 or also from other sites probably has pr8,9,10 that's why your site got pr7.

 

Only back link is not the factor to get PR unique content is also play a big role to get good PR last PR updation I got PR 5 for for my new site which have just 3 back links

Yes, not all backlinks are visible in google. In yahoo, it has 21 backlinks.

 

What other factors apart from incoming links?

 

I only have 149 backlinks and I'm a PR3. I think its content that helps the most.

 

if there is only 1 back link, that means the site content must be very good ,or the only back link has very high PR

 

i dont think so, good pr always related to backlinks , according to google algorithm and this algo results measuring from incoming and outgoing links, content is nothing without enough traffic and traffic comes from backlinks

there r lots of sites belonging good content and they might have good content writer and author but there is compitition among them and thats why backlink work is imp to get top index.
