How can I get this result?

    In order to get the sample Google search result such as Download Center, windows family, office online.

    Should I use only the Google Sitemap or it works with any sitemaps?

    It works without a sitemap, AFAIK only when searching for the exact company/site name.

    Google does it arbitrarily (it seems). I bet they do it when a certian site gets clicks for different results in a query. I find it helpful; when searching for software for example, because they give the download link typically.
