I would not base on automatic appraisal programs much actually. I just saw an example of a site being appraised as $7 (domain reg fee) while that site generates $3-$4 a day with adsense. I would rather use a Professional Domain Appraisal (the one linked is my fav when i really need to use it, even tho the site is new the owner is old quality domainer and for a long time in this business).
