High traffic - 200k+ backlinks - Predicted PR6/7 - Revenue - Custom coded

I have decided to sell my website, my website recieves excellent daily traffic and its ranking on alexa is dropping considerably, the ranking never goes above 100k weekly average. I have over 200k backlinks on the web and i'm making sound revenue from selling advertisements, and also some through google adsense. All content is unique and was written by myself. The buyer recieves full rights to the content, the design is custom made by myself too and i have also just created a new logo. My website is also predicted a PR6, possibly a PR7 but thats pushing it i would think (Although with continous work i dont see why not).

I am selling my website because i have decided to concentrate on other projects with a new partner, and i also need the little extra cash, my website makes good monthly revenue ranging from $150-$300 a month, although i just made $225.00 today from selling advertising.

I'm looking for people with serious interest, i have the right to turn down an offer or to sell my website to anyone particular. Just to clarify things i dont want PM'S saying *Will you accept a half of the price offer for a quick sale please* because i'm in it for the long haul, im not the type of person that leaves myself loosing out on something i have put a lot of effort in to.

The website also makes revenue from google, although this needs to be worked on i would think, as i have concentrated on other aspects and requirements to the website. (You can view the google stats just to your right).
