High profit website for sale

I am looking to sell me main website to raise some money for a new start up.

Our site provides SEO training (online video's), software sales, and turnkey website site sales. The site has been around for about five years and is a PR 5 site with an alexa rankings in the 90k's.

Sales in 2006 were $185k+ with a net around $155k and for the past three years it has been steady around that number. The past quarter has been very good with $102k in sales but I have spent a lot more time on the business during that time.

The site does require about 10-20 hours per week from the owner or an employee. We have no employee's right now and very little overhead. I have enough hosting clients to cover the hosting overhead and credit card processing so really the only overhead is advertising which runs $600-$900 a month.

I have a mailing list of about 48k names and we get about 3-4 sales leads per day.

I will stay on for six months for free to train the new owner. The new owner would either know how to install sites using ftp and install mysql databases or be willing to let me train them.

I am looking for around 15 months revenues but I will finance $50k based on an earn out which is based on the sites proformance. I have to have at least $138k cash to pay off some debt so I am only willing to finance anything above that amount.

Ok I am going to post a few of the questions here so I do not get the same question 50 times in my pm box.

The site does have some hosting clients but less than 100.

The average net profit per sale is about $1490.

The site averages about three to four sales per week.

agreed..I hate parsing thru 100's of postings just to find more...

on top of that, they NEED to enable remote RSS newsreaders..this setup is plain old dumb in these times..

Not every site owner wants everyone in the world to know their site is for sale and there are many good reasons for this.

For starters the products I sell are sometimes sold on fourms such as this one and sitepoint. In fact I sold a site yesterday on one of the forums. If everyone knows that I only have one hour in building these sites then they come to me and say "I know you only have $x in this site so I will give you half of what you are asking".

On top of that I really do not want our entire business plan shared with the world. I have spent a lot of time and money to develop our marketing and business plan and I see no point in sharing it with anyone that is not interested in buying the business.

Everyone keeps PM me about the asking price. I am open to offers but please only reasonable offers.

I do have a bid of $95k. Jan sales have been right at $15k net for the month so far.

We are now up to $98k pending verification of revenues.
