[help] Website value evaluation

    Dear all webmasters, what are the selling points if you are going to write a proposal seeking for investment or selling your website to another people? So far I know, we should include this into the proposal:
    Quality of domain
    Quality of content
    Site layout and design
    Traffic statistic
    SEO and backlinks

    What else? Also does anyone wants to share where can i get this type of proposal sample online? I have been searching this long time.
