thanks w3bmaster for a quick reply (as usual)

i think here i have a problem... since we have other business too and this is just one of the side business so we are not active all the time here....

placing a one ad on sitepoint gaves us 5 to 6 orders in some months, some time its just 1 and some times it cross 9 orders!

how should i explain this stuff to a potential buyer?

This tool is for fun only. It not showed the exact value of your site. Some site are worth more than the value displayed and some are less than that.

Put the site up for sale with all the information of sales THAT YOU CAN PROOVE, and get some offers in, set a reserve in your head of around what it has made you in the last year. (no one online wants to work more then a year for their money back)

Generally if a site is really worth the money you will get it. and if it is what you say and unique design etc you should get a fair price.

All the website worth evaluating tools are crap. Allow it to be tested by human appraisal system.
