    that's great that it's number 1, but wordtracker shows no demand for it at all. After 2 months, I got a top 10 for retractable deck awnings for www.retractabledeckawnings.com just cause it's in the domain. Do you actually get traffic? If so, and if you could show some stats, I'd be interested. Thanks.

    Let me be honest here. The traffic was very high 6 months back. But then I did not have time to update and maintain the site which reduced its traffic drastically. Can't say the real traffic because stats are off at present but yes it is much lower I guess. I have not done any SEO since last 8-9 months but since it was doing great in the past, it is still showing top listing for few words related to earth quake.

    If you are an SEO expert then very little effort can take this site to great height because site is very old and was doing great and another major fact is I never got involved in any link campaign or any spamy method to optimize the site.

    No doubt this is going to be a fair deal but is useful for those who can spend some time and effort on the site and raise it to great height.

    Feel free to ask for more clarification...

    Might want to put those stats back on if you expect to sell it anywhere near what you're asking. Why haven't you kept ypn or adsense, bidvertiser... or something on it which shows uniques, revenue etc.?
