Good niche domain: The gay community have a lot of $$$ to spend (no children + 2 men salary...) It's highly brandable for that niche. You must find end user to get the real potential price. If you find potential buyer (low to high) $xxx. Brandability is highly subjective, so expect lot less if no end-users(contact them!). Really think you will get a good reward.
