    Name: SPIreviews (stands for South Padre Island Reviews)

    Description: unbiased reviews and ratings of various hotels, condos, restaurants, events, etc on South Padre Island, Texas.

    Age of Site: Started in early late September 2005

    Reason for sale: I need cash fast to invest in a dream project

    Traffic: 32,600 pviews/January ; 21,500 pviews/February; 26,172 pviews/March

    Strengths of site: Quick PR5+ ; Community ran! Visitors submit reviews, you just approve them = Instant content. Locals contribute articles and other content. Hotel/condo deals are often cheaper on spireviews than elsewhere (we are an affiliate with hotels.com). SPIreviews is also gaining traffic as a result of South Padre Island being ranked as one of the top 3 beaches in America (#1 for Spring Break!). CPC advertising on Overture and Google are around $2!

    Includes a nice forum with custom PHPBB template.

    Weakness: Could’ve had higher PR if it weren’t for my htaccess trouble I had earlier (I accidently blocked robots; but this has since been fixed), thus, our pages barely got into the SERPs a month or so ago.
    One-way incoming links: Wikipedia (3 different pages), about.com, 1 local PR6 site, forums, the town’s official city website, condo owners are linking to their positive reviews on the site (encourage this! Easy links for you), affiliated with huge local spring break student travel company (anchor linked on their homepage, PR5), and lots travel forums and lower PR pages.

    DMOZ: Listed! (just listed a week or so ago)

    YAHOO! Directory: Not yet, but will be now that we are listed in DMOZ. I did not check keywords for Yahoo.

    MSN: #7 for “south padre island reviews”, #6 for “south padre island hotels” and more.

    Google: #7 for my “south padre island hotel reviews” keyword that I’ve been trying to get indexed. Wow! This was news to me...glad to see it is finally in.

    Adsense: $45/Jan; $53/Feb; $35/March
    Hotel Booking Commissions (hotels.com): $121.30/March I do not have data for any other dates, sorry.

    Notes: The site was built from scratch. I outsourced to an Indian company and they did great work. It was expensive…but they got it done.     AWARDS: Also would like to mention that south padre island is becoming THE BEACH for Spring Breakers. I would urge the buyer to capitalize on this niche. Here are some more awards: #3 WORLD’S BEST BEACH according to TRAVEL CHANNEL, a Top 10 beach in the country according to MSNBC, the best fishing destination in the COUNTRY by FIELD & STREAM magazine, Vacation Homes magazine ranked SPI #2 in the nation for best place to own a vacation home, etc. This is really an undiscovered niche and the locals will tell you not to promote the area:) This site is right there in the middle of it…only 1/2 year old and appears to be climbing the SERPS.

    A mistake? If someone posts a BIN and then you get a better offer, you can't take it? After all, the deadline is tomorrow.

    Dont think it is wise move to go for an higher offer of $1, if the offer was maybe $100 better I think you should consider it.

    But ussually BIN should not be changed

    In the post above, I said $999 or best offer. I had no intention of nickel and diming, I am sorry if it came out that way, I apologize. I had received the 1k over via MSN and wanted to post it on the forum ASAP.

    We all realise that you want to get as much money as you can. We're all here to make money after all.

    However, if you post
    That tells us that you're BUY IT NOW price is $999, otherwise this sale goes to the person with the best offer. I.E. Highest bidder.

    Regardless of how many people are willing to pay that amount, or more. If you post a BIN and someone accepts it. The auction/sale is done. If you received multiple BIN requests via PM before you can check the first one, you entertain the first one and hold the rest as back up buyers. You will need them on many occasions.

    What you DO NOT do is try and game your buyers against one another to get more than your BIN. If you're looking for an amount higher than your BIN - don't post such a low BIN. If you can't stick to a BIN - don't post one.

    It may work for you now, but it will likely blow up in your face in the long run. And believe it or not, this stunt has already earned you a reputation among the spenders.
