When I started out, it was standard practice on forums that sites sold for 12x earnings. There was this one time that my site sold within 2~3 hours at BIN and I realized that I might have priced it too low, i.e. 12x doesn't apply in all cases. Now, we all know that forums have lower CTR (probably due to repeat visitors), so it was quite sad that my forum got valued that way when I listed it for sale in February. But because of that earlier experience, I decided to hold on until I get a 'fair offer' and grow the community instead. It looks like that move paid off because when I finally sold the forum, it was valued at 48x earnings! Naturally, this only applies in situations where you're selling an 'established' site, e.g. leader in a niche, at least 2 years old, over 300,000 visitors/mth, etc. So if you own a big site, don't just grab any offer or conform to the 12x rule but until you get your 'fair offer'.

great.. a real inspiration... i'd also like to share that after about 1 year or so with adsense on my site i've finally hit the $3 per day barrier... it's really big news for me as i was stuck at $0.80 per day for almost a year.
