Just to be clear...adsense revenue over the last 4 years is not part of the equation here. Just the domain value, and yes the site is included if you want it.

Yes it has had adsense on it for 3 years, but I have not figured any past or future revenue into the price.
Just the domain, it's indexing, traffic, and age.
