Finding leads using technology

I truly believe technology is the answer to the ongoing question, "How do I get leads?" Not only do we have the wonderful internet with emails, websites, blogs, whatever to help bring prospects to us, but the cell phone is a wonderful tool as well. I use a call capturing system in which the prospect reads a bold call to action ad, and then calls my toll free number to listen free recorded information. Whenever anyone call, my cell phone notifies me with the prospects name, address and telephone number whether the prospect leaves it or not. So, all I have to do is follow up and answer their questions, or in the case of a free offer, like a free report, i call and confirm the address. I think it is so cool. Prospects love that personal attention. Speak softly, and just say you are giving a customer service call to confirm the address so that the free report is sent to where it needs to go (or whatever the service is). Is anyone else using this kind of marketing tool?

In real estate this is a very common practice. I used this type of system for quite a few years. It wasn't spectacular but it was a way of capturing the leads that might have been falling through the cracks.

I found that most lead providers do not back up their programs in that they will only allow you to replace leads with bad phone numbers and bad contact info but there is one that has a 100% contact guarantee which says that any lead you cannot contact, is not interested or has signed docs with another provider can be returned in addition to the usual. It may not be a perfect model but I think www.mortgagelenders.cc is on the right track.
