Extreme SERP changes

My site www.samui-villas.biz was the last few month with the searchterm 'samui villas' with Google on page 6 and 7. Something what I really didn't understand, as it is optimised for this keyword and it is in the URL. Last week suddenly my site came up on Goggle on place nr. 4 (which is where I should belong...;-) ) and I was really happy. Today I made another check...and it dissapeared again...and it is not on the first 10 pages!!!

I do linkbuilding the whole time and had an extensive link building campain running last week. However, these links are yet not indexed by Google and sofar not visible.

Anyone an idea what's going on. Any advice would be great. Thanks.

    Google dancing??
My site has PR 4, is 1 year and 3 month old, has around 1.500 backlinks, etc

So why Google still moves the SERP up and down?

And my SERP before was everytime around page 6 (besides one strange incident in August 2009 when it was for 4 days on place one!) and then jumped last week to the front ...and now back again..and so far back that is not in the first 10 pages.

Is it normal? When does this stop and Google gives my site a place where it (basically) stays?

Your site has been filtered somehow. Your site has 1 year and 3 month old so this site is not a new but not an old enough either. Your PR4 has nothing to do with your SERPs since you have only 69 link popularity to compete with this medium degree competitive keywords. Two of your important compeititor - www.samui-villas.com / www.samuivillasandhomes.com is a much more established compared to yours. I would recommend on concentrate in link building even you do not see the results for now. If you have stopped just because a ranking fluctuated then your site would be dead soon.

What do you mean with filtered??? Penalized???

I understand, that my competitors have an advantage that they are around 6-8 years older. But that's it, it seems. If I compare my site to them regarding link popularity, DoFollow backlinks, PR and so on, my site is far better than the competition. Does this mean time is such an important factor? If yes, would it mean, I will be behind them everytime, as it is not possible to catch up with the years...;-)

However, I am a little confused, what Google caused to place my site for a few days on place 4 with the search term 'samui villas'? Was it just testing, if I 'fit' in the top? Any idea?

Could it be, that I am sandboxed a second time?

You can catch them up if you have consisitency in link building. They have advantage in years older but when your site has 3 years old or more then the different between you and them will not that much. You can come over them but it need times since domain age is one big factor to get ranked weill in Google for medium to high degree competitive keywords.

You site has been filtered somehow. It does look like a penalty but it is not. To help you understand easy - "Like Sandbox Effect" applied to your site again. You have to proved yourself in a period of time that your site is worth enough to got ranked in the first page. I have two of my sites experienced the similar when they have 1.4 years old. I had fought over a year before I got a trust back again. :) Very long heh?

It could have something to do with your cookies. If your site is the last site you visited in your niche and then you typed in your targeted keyword in the google search your site would come near the top.. Make sure to delete your cookies before you check..

You just gave us literally the definition for a site that is going to have an extreme Google Dance:

    -New Site
-Lots of Links (links and PR go hand in hand, let's not pretend these are separate data points)

When does it stop? No one knows for sure, interestingly in my experience it depends a lot on the relative strength of your competition. My site has been dancing on and off for about 6 months before seemingly stabilizing on the first page
