Estimate of Site's Value?

    I’m looking to sell my website in the future, and would like to get an estimate of what its worth. The domain is www.stock-market-crash.net and the site is called “Stock Market Crash!” It consists of all original educational content about historic stock market crashes and the possibilities of a coming stock market crash and housing crash.

    The site received 21,000 unique visitors in a January, and has averaged about 17,000 uniques/month for the last few months. The traffic growth is in a steady uptrend since the inception in April 2004.

    Its listed in the Yahoo directory, in a category which doesn’t require any additional payment. In addition, it is listed in 3 different DMOZ categories (!).

    It has 21 PR5 pages including homepage, 60 PR4 pages, and 7 PR3’s.

    As an authority site, it ranks very well in the SE’s. For the term “stock market crash” its #3 and #4 in Google, #2 in Yahoo, #1 in MSN. “Stock market crash of 1929” its #5 in Google, #3 in Yahoo, #1 in MSN. For “housing crash” #3 in Google, #5 in Yahoo, and #2 in MSN. “Coming crash” #1 in Google, #1 in Yahoo.

    There are hundreds of other well known keywords that the site comes up highly for as well (stock market crashes, stock market crash of 1987, Nasdaq crash, bear market, Florida housing bubble, etc). Whenever I create a new page, it usually goes straight to the top for its keywords. The entire site is SE friendly and well optimized.

    As an educational site, I haven’t tried to monetize it in any way, but huge potential exists due to its authority status. You could use its Pagerank and strong theming to bolster an existing network of sites, run Adsense, affiliate programs and sell text links or any combination of the above.

    I have already been offered over $1400 by several people, but I’d like to hear some opinions of its market value. Thanks!

    I think you should first use some Publisher program on your website such as adsense or YPN and then get it estimated with 3 months revenue at your hands, if you are planning to sell it.

    It would be better if you had at least a little adsense so you can guage the average CPC to see how profitable the earnings could be but certainly around $3k would be reasonable.

    PR doesn't add much value (more than a few hundred) to a site until you get to a PR6 and up. There is more value in the directory listings, traffic and SERPs. Bottom line to value is actual performance, not potential. Every site has this thing called "potential".

    I see you are running adsense, so when you get some revenue figures you can get a lot better idea on valuation. If you want a ballpark figure, you could use 12X monthly net - although some will say that is too much, and others too little. If there is a "standard", I think 12X is about right. If there is a considerable amount of time required to maintain the site, a reasonable amount should be deducted from the gross when subtracting expenses to get your net.
