Selling Established website broker site for sale --pirce reduced!

I have tried selling my site www.website-marketplace.com a couple of times and got lots of offers and interest but none have gone thru.

I am going to try one more time becz i need the money for a car repair not becz i want to sell it.

OPTION 1: COMPLETE BUY OUT

Get entire site www.website-marketplace.com
include site, blog and products

Site -- Gets around 10k traffic a month without any promotion at all. Over 500 verified users but been slow last few months on listings since i havent doen anything with it since April. I padi someone earlier in the year to do seo and site ranks pretty well for term "buy and sell websites"

Blog --This is a wordpress download area. I give webmasters lots of free tools and make a little bit of money from filesonic. Includes over 1600 scripts, templates, pics and more all will be given to new owner.

Products -- This is where i make the most money, about $50 to $100 a month but some months nothing. Sale includes the all but one of the scripts listed in the products page with reseller rights. The one NOT included is the image effects script becz I dont have master rights for it.
That leaves 6 scripts with reseller rights. (easily $100 or more each)

I am looking for min $400 for all!

OPTION 2 --PARTNER

Since i really dont want to sell, willing to take a 50/50 partner for $200
Can work out a deal to where 100% of the profits go to partner till investment is made back, then a 50/50 split or something to that effect.
