Selling Established Mini-Niche Site In The Affair Niche

I'm looking to sell my mini-site (URL is above). The site is indexed by Google and has a few visitors coming from them. Assume no traffic or revenue, but the site gets a visitor here and there, but for the most part I have not given it full attention because of work, family, etc. In the hands of the right owner, you could be getting tons of visitors.

The site includes the six unique articles on the site... which are written by me and will not be distributed or sold anywhere else (you get full rights to do what ever you want with them). The site also promotes a clickbank product relating to the niche of the site. You can replace those ads with adsense if you wish also.
