I am looking to sell my website: www.gaminggutter.com as I no longer have the time to devote to the site, or rather, the site has grown too large for me to manage properly. I do not HAVE to sell this site, I am not urgently seeking money or anything like that and am quite happy to keep it as revenue increases on a monthly basis, however I am interested in putting some funds into a new venture and the proceeds from the sale would help me do this.

What is GamingGutter.com?
It is a hugely popular gaming forum that has a user base interested in cheats, trading items, buying gold, and trainer programs. It currently holds high SE ranks for a multitude of related 'cheating' and game-related search terms that are simply too many to list here but if you log onto the site as a guest you are presented with the latest 100 referrers and you can get a pretty good idea from there.

It has 37,000 pages indexed in Google, is PR4 and is only 7 months old with over 14,000 registered members.

In the last few months, unique visitors have increased substantially from 12,000 in March to 26,000 this month so far (source: awstats). This is as a result of my increased level of promotion and the site appearing in the SE's early this month.

The site has generated $472 revenue this month and $200 in the previous 2 months. Earnings are expected to increase gradually from now on as a combined result of the site coming out of the sandbox and the slow but gradual subscribtions of new members (currently worth about $30 per month in new subscriptions).

It has a fully custom VB skin design worth $600 and has an unbranded VB licence - to be transferred over with the sale worth $200.
Revenue Details
The breakdown for this month is as follows: (breakdown as at time of listing in May)
AdSense: $190 (Set for $230 next month - last two weeks revenue been at $58 p/w due to increase in traffic from SEs)
468x60 Ads: $116 ($22 per ad x 3, $50 for 1)
Text Links: $50 (2 privately sold)
Monthly Site Subscriptions: $128 (increasing at a rate of $30 per month) serving 50 paying subscribers.

Hosting Costs
I own a dedicated server and use it to host a number of my sites from so it doesnt actually cost me anything to host, however you will need a hosting provider that can give you at least 50gb Bandwidth per month. The site has used 36gb this month (as at time of writing mid-end of May) so far so the extra would give you enough room to encompass the growth the site is experiencing.

I'd advise you to read all comments on the sitepoint thread.
