Selling Escort review website - no reserve - starts at $100

I am selling one of my websites.
About website
Website purpose is London escort agencies reviews and reviews of independent escorts in London.

This niche is very generous in the means of advertising, because it is banned on adwords and agencies profit solely from advertising and reputation.
Links on the website sells at at least $20/month.
I have sold 3 reviews for $50-$70, without even offering it to the agencies. They contacted me and asked for a sponsored review.
I have sold 3 links at $20/month.
Website receives 10-30 daily unique visitors from search engines.
There is a bunch of independent escorts in London that haven't been reviewed ~500.
This would at least triple the visitor count. Now there are around 320 free reviews(unique) done for the agencies and independent escorts.(Mostly agencies)
Traffic basically comes from the agencies googling themselves, checking their reputation.
Website is running on wordpress, has a good web design. Autoresponding system in the advertisement section is integrated to automate the sales.
Website ranks for "london escort review" "london escort reviews" in top 3 pages in all major search engines. It ranks on the first positions for keywords like "[agency name] review" doesn't matter if the agency is newly added or not.
Website is 2 years old.

Opportunities
There are 300-400 London escort agencies, that profit from advertising and reputation only. Most of the agencies understand the importance of seo and are looking for links.
Some of them are interested in banner advertising.

Why am i selling this?
I am an SEO, i hate adult industry and i have worked with a few major escort companies and built this website solely to make my work easier. My work with them is now completed and i personally do not like this niche and now i do not have anything to do with it, but this website. So i am thinking of getting rid of this website for a reasonable price and getting back to my priority projects.
