.eu domains are cheap and the domain name itself would have value if you could find an end user who has a hotel booking website or similar, and at the same time be willing to brand his website dothotel and he would have to be based in the EU. I do not think you will be contacted by an end user simply because the extension is too rare and if you want to sell it you will have to do some outreach and contact potential customers yourself.
EU domains aren't really selling. I'd have to say reg. fee for this one. Better to develop it and then sell it as a website instead!
