    I would like to go a few above that. I would say not only find out who others suggest but also find out why they suggest them and check it out. 2. Check their clients sites and try to see if you can tell how they got to where they are. 3. See how their company site is doing on the internet, if it isnt ranking that could be a problem. 4. Weigh the cost verse the risk. 5. Ask questions, dont be afraid to ask... what is the primary tool they use to get their clients ranked. If they are not willing to answer that question, you may want to reconsider using them.

    Their own company page isn't necessarily a useful indicator.
    Many SEO's often rely on word of mouth for gaining new work, and often don't put large amounts of effort into ranking their own company site.
    My own company site doesn't earn me much money - nor would it if it was #1 on google. We get more than enough work through word of mouth to keep us busy. We'd rather spend time promoting client sites, and our other sites that diversify our income. One day we might get around to promoting our own site - more for vanity rather than anything else :)

    The most important things when choosing a seo/sem is to:
    a) speak directly with them about what you want
    b) speak directly with some of their clients
    c) check them out in as many sources as possible - some members here might feel it's wrong to give an honest answer in public, PM'ing members in this forum will get you honest answers.

    That's an interesting comment, because all this time, I've heard so many good things about him. And while there are a few people here who doesn't like the work he has done in the past or present, it does seem that he is helping alot of his clients get good rankings now. I do believe the story about the heavy link building and the methods he used to get over 70K inbound links. That really doesn't sound like good SEO work. But perhaps, he has cleaned up his act?

    By the way, I see you do SEO work for real estate as well. Do you do good work? :)

    This may be the ANSWER to your question.

    This is a client of his whos site was created in July 2004, less than a year old and came from nowhere with no real backlinks and is now ranked # 3 on google for the primary search phrase for Las Vegas. Which I believe he just started working on 2 months ago and it has 116,000 baclinks. So I dont believe he has changed his way of doing seo/sem.

    If you check other real estate sites, I can not count on two hands the number of real estate related sites that have those kind of backlinks and done so in less than a year.

    Sites that come to mind are Realtor dot com.. Century 21 dot com and a few others. You just do not see regular real estate agent websites with that many backlinks and if I am smart enough to know that, once the SEs are aware of it, they too will know its a link scheme.

    To give an example of that market and another website. This site has been online since 1999 and has been # 1 on google for Las vegas primary key phrase for over 2 years has this many BACKLINKS over 100,000 less than the one seo guy is working on and 5 years older than his.

    You will find as many people on this forum that dislike as that like me, that is just the nature of my business - I have learned the hard way over many years of moderating and owning forums not to engage the negative posters, or try to play up the positive posters the anonymity of forums really makes both seem silly.

    However I am happy to publically answer any questions you may have:
    In fact I will lay out my process for you.
    The typical realtor will contact me for both site design and optimization. We start with personal consultations with both the design team and myself and yourslef to identify your needs design wise and establish your long term optimization goals. We then take your input and work on design comps (Comps = just designs with placeholder contet )until they are to your satisfaction: 2 current comps http://www.real-estate-optimization.com/Joel/massachusetts/massachusetts.htm and http://www.real-estate-optimization.com/staging/prestonguyton/template2.htm you should base your choice on whether to have us design for you or not based on whether or not you like our sites as this is the presentation phase, but the coding will be as search engine friendly as we can make it, no tricks - feel free to have anyone view source to verify this.

    After we have your design approved we move onto content - our copywriters work with you to produce content that will be usefull to your users, and the first thing I will say when you ask "how should I write this" is write it for your users, not the search engines - an example of one of our newest designs that is live, with its content uploaded is www.realestatejackson.com - again have anyone you like view the source or proof the copy our sites dont break any SE's terms of service we care about quality, and in the end that will reflect in your rankings.

    The final onpage step is touching up the content for what is commonly referred to as "on page" optimization. You could do this yourself by reading any seo tutorial of any worth. If you had a page targeting "new york real estate and new your homes for sale" I would likely apply the following:

    Title: New York Real Estate - New York Homes for sale
    Desc: site xyz is an excellent resource if you are buying or selling new your real estate. Offering area information, listings opportunities and New York homes for sale.
    KW: New York Real Estate, New York Homes for sale

    I would likely have a main H1 heading reading New York Real Estate - and beceause the page was written to target this audience it would have enough natural occurence of the pertinant kw's that the onpage representation of said kw's would take care of themselves. As far as onpage that is really about as far as you need to go. I don't mind anyone scrutinizing this process.

    Now onto linking:
    #1 - We do not buy or sell text links for any of our real estate clients - period!
    #2 - we do not engage in sitewide link exchange for any of our real estate clients!

    What do we do?
    Dmoz submission
    Yahoo Submission
    MSN express submission
    That covers the main directories, although there are quite a few more we will often submit to

    How else do we build links? We have a 4 person link team who manage reciprocal link requests for our clients. Their names are Jason, Nick, Dave and Luke. All are inhouse. Their directive, you may exchange links with only real estate related sites that satisfy both relevance and topic specificity. On top of this, they must make sure anyone they link with does not violate any SE's TOS. With 4 full time staff it is true we are able to cover a LOT more ground than any one company can provide with a link builder who must split their time between yourself and many other clients. Our 4 link builders are dedicated to "just" real estate.

    The super secret advanced linking campaign was mentioned. All this is - is a special kind of link exchange that we do with sites that are of exceptional quality, instead of linking to them from a state specific links page, we will place them on one of our most important pages, we limit the amount of outbound links to 5 and in turn the partner must do the same. This makes the links we get much higher value for both parties - there is no big secret, I just dont talk about it on my real estate forum, as many of my members might be offended that I did not feel thier sites were of high enough quality to approach.

    That is seriously all we do. It's not rocket science, I have been teaching SEO for free on seochat, my seoguy forum and the real estate webmasters for free for years, and you would be hard pressed to find me giving bad advice. Stick to the basics, keep it simple and realize that there is no secret its just time invested.

    Anyways, there it is laid out for you. I will be the first person to tell you, if you dont feel right about hiring us - don't! I am not looking to sell you, just clarify my process - as I said, I dont fear scrutiny. I do have personal history with member las vegas homes, and would like to thank him for not bringing it into this discussion. As for the las vegas site with all the links, when that client came to me, they were buying sitewide links, and the first thing I advised them to do was cancel them, feel free to email their web guy, you may PM me for his contact info. But that is why they have so many links - they have since rectified that situation, and you will see if you track the progress of that site, that the # of links will fall off, because the SE's will clear their record of those links as they no longer exist. Are we perfect? No. Can I guarantee you that I can rank your site, no. What I charge for is my time, and my experience, it is up to you to decide whether you are confident that this service would provide you with a means to achieve your end goal.

    I felt the need to post in response to whomever keeps giving me neg rep for some of my post on here. Why do you feel the need to give me neg rep when the person this thread pertains to does not. I have spoken to Seo Guy through PM and feel since whomever is giving me this negative reputation you should read the PM Seo Guy sent me. I think it is a little childish to continue this for malicious reasons.

I hope that any bad blood that was shown on this thread can be forgotten. I think most things have been clarified and you've proven your methodology quite well on this thread.

    The best thing you can do when choosing your seo or web dev company is educate yourself on the basics before hand.
    This forum is a great place as is seochat.com seo-guy.com/forums/ webmasterworld.com highrankings.com/forum/ or realestatewebmasters.com dont take it from the proprietors, as they will likely be biased, but take it from the members as they are the practitioners attempting to achieve the same goal. Better websites, higher rankings. Good luck!

    I think everyone has given some great advice in this thread...including SEO Guy.

    The bottom line is that choosing a specialist involves several elements and will ultimately depend on your individual situation. You have to consider your budget, what industries they focus on, and their policies/procedures. Personality can also affect how well things work out with whomever you hire.

    I think this thread is one of the best ones I've seen covering the question "what do you think of so and so". Usually those thread turn in bash fests...but everyone was incredibly respectful in their comments.

    Having read this thread, and seen the Post from Kristene, I would take a moment to recommend her services HIGHLY. She is wonderful at what she does and has single handedly helped me reach the very top of the search engines (google included) for all my target terms, and, at a rate that is MORE than reasonable.

    I have great appreciation and admiration for this person. She has always answered my questions honestly and quickly and has worked EXTREMELY hard to provide what I have paid for.

    I couldn't possibly say enough good things about her. For my money, there isn't anyone better.

    I've never used his services, but given the astronomical prices he charges, I'd assume he does a good job. I personally wouldn't pay for it for the simple fact I can optimize my sites without outside help. His website also comes up in the top five at yahoo and his site is a pr 6. I would take it he knows what he is doing.

    If you check their customer and see their backlink you will be horribly upset. If this is the way of doing seo then I guess you should not pay more than $1000 altogether. No maintenance because they need to do.

    Fast way to go on top if you follow SEO GUY trick

    Buy a hosted marketing page on great site like newspaper with PR8. And link your site from there to your site. So in next PR update ur site will have PR5 or 6 depends.Cost will be $50-75/month. Create back links through buying bunch of them through a broker maybe 500 per month. And then search some metro real estate in google and see who are on top. Most of them have a referral network on the home page if they see your page rank is high and have established backlink they will give you a link from top page and you are champ. Don't need to pay him $2000.

    My question to so called SEO GUY is that if it is so secret how those robots find them. If they can not find them it is of no use at all. First thing whoever says I do recip and put all those on link page just stay away from them. They are nothing and who say you will get google top rank in 2 months I guess you should always say no to them.

    Whatever this guy is mentioning you can get it done in $200. So why you should pay for monthly maintenance for what purpose just to keep your link on their so called partners. If you really want to know what is SEO then keep away from this guy ... he is moreover SEM rather than SEO.

    When people can ask $3500 for semi template site ( which may cost hardly $500 or less ) I can imagine something is horribly wrong with their customer or he is just another bill gates. Can market us anything. Finally IMHO stay away, if you need your website done pick any guy who is cheap because for a new site it takes 6 - 12 months to get success. Build nice content, like ppl who buy from you need school info, property tax, county info , city info, crime rate, how there home is appreciating, what is going on in RE market, how to do that this that bla bla. Keep adding one page every day. When you started getting call then you can change nice looking etc. Don't need to invest upfront you will get disappointed.
