    I doubt that it can fetch four digits at all unless you develop it. Hopefully you haven't paid for the appraisal.

    try checkout out the site websiteoutlook they have not bad projections on what a site is worth. Most estimates on websites take the addsense earnings for 8 months in advance and that is what your site is worth.

    This is just doing maths but says nothing about value or what somebody is prepared to pay for a domain.
