there aren't mistakes that can harm PR. it's pretty straightforward. links = higher pr.

there are plenty of things that can harm your positioning, authority, etc, in google however. that is something you should be worried about.

Link-swapping with unreliable websites is going to cost you in SERPS and visitor-trust.

I think common mistake is buying high PR links without caring about two crucial points.
    1) Relevancy to your contents.
    2) Number of outgoing links on that page.

Exactly! The old saying still holds true, "Content is King!" What good is a high PR if you don't have a lot of unique content to back it up?

As for my suggestion, it's somewhat related. Keep your sites fresh. Sure, an old site that isn't ever updated can maintain rank, but let's face it, if you neglect a site, you can expect it to lose rank.

Obtaining too many incoming links to boost the site's PR assuming that more the no. of links the better PR a site gets without bothering about the relevancy and the PR of the linking page.

    Experience. :D

There are mistakes to be made within one's own site that can harm PR as well - for instance, not using a 301 status code redirect from www to non-www (or vice-versa), allowing your index page to be linked as well as the root url (again, use a 301 redirect to correct), and not setting up your 404 pages properly for a php site (use something like 'ErrorDocument 404 /error.php' - use the relative path).

I would also recommend only using the absolute (full http version) link in your own pages, due to the 302 hijack bug and the proliferation of proxies that may get a page linked through it and cached. It will cause any bots following those links to come to your site or error out at the source.

The www issue is pretty much solved (as far as google is concerned) by google sitemaps these days. You can just tell them you prefer them to get one or the other in the serps. They're probably even smart enough to know that a link to

kh.net/abc is the same as a link to www.kh.net/abc .

in trading links, make sure that the links are not "nofollowed" or on an iframe that isn't even on the page. I get tons of offers for link exchanges but upon examination I find that the page my link would appear on is either not accessible from the main site or the link to the "links page" is nofollow or robots disallowed.

This has no negative bearing on page rank but it sure isn't helping it!
