CMS For property rentals site needed

    I have a client who wants to start a property rentals site.

    I am looking for a CMS that will allow the following:

    Customer Registration
    Place Ads... details, contact number etc
    Deactivate Adds
    Edit Ads
    View Ads
    Add Photo

    E-mail notification that ad is live on website

    Search by tenant:
    by location,
    by cost
    by number of bedrooms
    by type of property

    Anyone know of any (cheapish) Php packages that can do this?
