    These "automated" valuations are to be taken with some sort doubt as they are not very accurate. You could multiply your monthly income by 9 to 12 and get a rough estimate of what the market pays. Then add value to uniqueness of your site (link in wikipedia, DMOZ, Google News contributor, custom skin, etc.) and put that on top of it.
