    Hi Jason.

The stats are automatically verified by Flippa so the numbers you see in the PDF will be reflected in the sellers analytics account. You may wish to dig deeper on sources and pages being visited to ensure the seller is not simply buying traffic to bump up the stats for a sale. At first glance this does not seem to be the case given the modest numbers, normal language profile, OK bounce rate and pages per visit.

If you're keen, you may wish to ask the seller for read access to the account or a video walkthrough of it.

of course you can fake everything, besides photoshop he could also buy traffic to push the website over a certain level of traffic to increase sales price. There is no real way to make sure but access to the Analytics account to check out history helps ;)

The best way to tell is to log directly into analytics and see for your self if that is an option.

    Well said. :)
But the difficult part is convincing them to give you the login access since it can compromised their gmail account :)

    Solution:
    Use teamviewer to login :)

yes if the stats are verified by Flippa then what's in the PDF will be what the webmaster sees in their analytics account. They could be manipulating those stats though, like by putting the code on another website that they own, for example.

Like others have said - the stats maybe "real" in terms of they actually did happen... but who knows how that traffic was accumulated - popups, bought traffic etc...
