Well the website hmreviews.com its not working , second you really need to see the page impressions. And that kind of screenshots can easly be faked.
I would suggest to get screenshots but tell him not to edit it at all , the screenshot with all the windows startbar and the google adsense infos.
DO you have traffic stats? because then you might be able to check where the traffic has come from. Also checking http://web.archive.org/web/*/http://hmreviews.com doesn't show a huge amount going on with the site. Some development back in Jan 2008, but no updates since then. The alexa traffic rank isn't great either. I wouldn't buy the site on this information alone.
i cut this deal off. guy was acting very strange. he also tried to offer me website with no revenue he said that his print screen button was broke and went to the neighbour with to make a screenshot he's also selling on sitepoint, watch out guys
Print screen button was broke?? lol thats the worst excuse ive heard. Also there is plenty of free software available and also firefox addons for doing this. Not worth dealing with this person, so good job you cut the deal.

They are fake and I will suggest that designer must take some designing tution from others so they can make their results appealing .
