Calculating a (young) Sites Value

Bit of a general question for you all today,

If a site was just 2 months old and averaged $400/mo in revenue, had relatively small but genuine traffic and was not myspace related, a proxy, adsense turnkey or anything spammy etc how would you typically work out it's value? (I know it's hard to work out without full details so I'm just talking generally here)

I know some people say 10-12 months revenue but with a younger site what would you say is a good way to determine the value?

If its a niche that hasnt been touch, the value could be uncalculabe... If its part of a niche... yet has great info/service with the regular traffic.. hmm It really would be hard. A site is what some one willing to pay 4 it.. In general though

Cost of the domain name + if its a good domain name more $$+ the good service or info it provides :)... Sorry I cant help more

No problem thanks for the input :)

It's hard to work out because I can't provide more information - it's a friends site and he doesn't want me to disclose any info at the moment so I was just looking for some sort of general way to come up with a ballpark figure if thats the right way to describe it....
