In my opinion, it's about the content and the traffic it's bringing in. If the potential buyer can see value, he is going to pay you.

Content AND Traffic - Without content there is nothing to see, without traffic, theres no one to see it. Got both of them and your rolling.
Does it earn any revenue ? How hard is it to maintain ? Content, traffic and PR do count for something, but it must have the ability to earn. That said, if you do have the three, then you should be earning some kind of revenue from the blog.
if you have good content in your blog or site , rest of all thing will come automatically to you and you will get more price for your site.
Content is king when it comes to it, the content should be in the traffic so thats why traffic is a plus factor when trying to sell
