    The look or work that's been done to a site usually has little to do with its value (of course there are some exceptions) A sites value is based on what its net revenue is (after all expenses, including work done on the site). Figure about 12X it's monthly net ... i.e. if it is making $50 a month net, $600. That may be a little high for a new site, but 8 -12X. Some special established sites can get up to 18X. If a site requires a lot of work to maintain, it may be harder to sell at that mutiple.

    It also depends on what the last six months trend is. It's a lot harder to sell a new site based on one or two months figures.
