I was wondering how much a site is worth that generates 2k+ uniques with no advertising, and has 60% of traffic from canada, US and UK. Most come from partner sites. It makes about $70 a month with adsense, and the domain is highly appraised (funny****.com). It is a PR5.

Is this site worth more/less than $2,000, and why? How much would you pay?

$70 a month ok, Calculate like this
    - site value
    EPM*36 (+/-) EPM*6
    70*36 (+/-) 70*6 = $2100/2940

SO value of your website should be between $2100 to $2940 + value of domain

As userbase is so huge for a humar site you may touch the higher range(2940)

You can't get an accurate appraisal without providing some more info

    The actual domain name
How much the domain name was appraised for
How old is the domain /site
What is the maintainance process for the site
How long has the income been sustained

    etc.
