Anyone experienced with listings directories?

Does anyone have any experience with listings scripts to use for a buisness, yellow pages, realty listings etc. type of directory.

The two that I have looked at so far are PHP MyDirectory at http://www.phpmydirectory.com and Interactive tools Listings Manager at http://www.interactivetools.com/products/listingsmanager

Are there other better options?

I have read that putting your URL in directories can cause peanalities in google rank.
