It depends on what you want to achieve. If you are looking to become a member of a community & be known as an authority on a certain topic, then yes, Blog Commenting is an effective method. If you are looking for easy links to improve your SERP rankings - don't bother! Also, are you actually asking HOW to comment on a blog?
If you're just looking to get backlinks, yeah related blog's commenting will help you, but you would have to find blogs that have dofollow links. If you're looking to build relationships, commenting any blog will do. Hope that answers your question, cuz i don;t quite get what you;re saying.
It's better if blog comment links are from blogs of your niche. Best links will also have an anchor text with your keywords.
You'll get the most help from commenting on sites that are relevant to your own, but I agree that Google probably downgrades blog comments, so they are less likely to be effective (and are less permanent links) than others. Hey, if it took you 2 seconds to get the link, great, but it's a "2 second link" in value.
google checks the words befor the link (i am not sure , i have reade it on a blog) , so if the blog on what are you commenting is not relevant to your just add some text before your link
You can comment on various blogs not real estate related only. The problem is that if you try to use real estate keywords as "Name" webmasters will flag your comments and Akismet will soon block you everywhere. Blog commenting is not a reliable link building method if you ask me. It would be a batter idea to exchange blog posts with other related blogs. Google loves in-content backlinks
Blog comments do help as other folks mentioned. Two things to remember: - post comment on related page - since there would be links from many other people who post comments, don't except a huge outcome from it.

You can comment on any topic but you should have the knowledge about that blog then only your blog comments are worth.In the blog comments the name will be displayed as the link so that you can comment on any blogs.
