I've got a new client who is a real estate agent dealing with lettings and student accomodation.

What advice do you have for creating a successful campaign for a real estate/property lettings type of company?

    - Use negative keywords to decrease your CPC.
    - Use local targetting.
    - Use the city name in your ads.

What Skouk said - but in particular using the city name in your ads.

    You can also display figures.
    Examples :
    - "N1 real estate agent in NY"
    - "345 454 houses in NY".

Would you create a listing for every property?

If you feel the time required to add each property as a separate listing would be of equal or greater benefit to selling the property/making money.

Just make sure you use very targeted keywords because if you don't do it correctly it will cost you A LOT. Real estate is not a niche that allows you too much room to play around with to try to get it right which I am sure you know.
