Hyper link is just a plain link to a website, like http://example.com. Anchor text is that portion of text used to cover the hyperlink. It gives an idea of the content of the hyperlink page, like buy shoes.
In hyper link, you can link anything, file, folder, pdf etc. but for anchor text is only keyword + url
You want to use your own hyperlink in <a href> tag for your keyword in anchor text to redirect to your page.
Hyper link refers to a web link leading you to a specific website presented in the form of its web address or URL whereas Anchor Text is a text that represents a web link in the form of text, usually a keyword or text related to the page it is leading to. A hyperlink embedded within text forms an Anchor Text.
