Advice on buying a site - do these stats look genuine?

    Im interested in a site for sale.
    But i was wondering what i should look out for and ask?
    Here are the stats i was provided with..

    You have a great Stats...:) but I think it is including all 4 sites of your network.
    Are you going to sell whole network ?
