Advice Needed:Purchase of Website

Make sure that he has not inflated and said that his site is getting that much hits. but now when the deal is coming towards its end he is going against his word andd making excuses.

I wouldn't trust it, too many visitors from bookmarks...if the site has awstats down the bottom is a stat that shows how many people have bookmarked the site. Check that out.....
3k is way too cheap for a site making 1k per month, it's worth more than 12k.
