AdLab's Detecting Online Commercial Intention: anyone uses this?

Can anyone share with me how you use this tool? I've been using it myself to identify money-making keywords. However, I get a little frustrated because in many cases the keywords I'm interested in almost always ended up having a "non-commercial intent". I also want to know how you monetize on the non-commercial intent type of keywords.
