    1. Is a sitewide link better than a single link?

    2. I have a site that is about 2 years old it has recently juped in links from (300 to about 5K in a few months) does that throw up a red flag for Search Engines?

    3. Do back links need to be relevent to a site (ex. Real Estate site back link to a real estate site)?

my site is www.877YouKeep.com if you are interested in giving SEO advice, always look for improvement.

Site wide links are an obvious manipulation attempt by the webmaster and therefore are devalued. Just avoid them.
