This site is perfectly setup for search engine ranking. The site has a lot of place to put Adsense box at a very well targeted place. Right on the money.
I have many content sites like this in the top 10 for their main keywords on both msn and google.com.
This is a brand new site, so there is no traffic or income, but you do get the domain name, the website design and all the content.

Regarding the ebook, well my friend, it's all up to you! You can either sell it on the site for some extra income or your can give it away for capturing the email addresses! The ebook fits on both places!
