$650 per month Adsense, other revenue - value?

I have a site I'm pondering selling that earns about $650 per month between Adsense and other revenue. Updating every six months or so is needed, but otherwise it does well on its own and is several years old. I'm not revealing the domain, just looking for some advice from some of my fellow DP'ers what the value would be, as I've never sold a site before so I wouldn't have the slightest idea of what to ask for it. Any advice would be appreciated, so thank you.

    EDIT: More information:

Adsense Page impressions for May: 19,348
    Total Adsense Revenue: $514.65
    Chitika: $67
    Shopping.com: $78

So the totals were higher. Revenue keeps growing, and it's already way up from the start of the year. Traffic is all organic, so no PPC advertising, etc. Again, I just don't know the valuation, and I'm just looking for an approximate idea before deciding on whether or not to pursue this further. So thanks for anyone who can provide a quick "guesstimate" for me.

    Hi Ian,
I'm fairly new to buying and selling full websites (adsense, affiliate, etc) but from what I see here on DP sites usually sell for about 10x to 18x their monthly net.
So considering your monthly, $6500 to $11700. But of course there are many factors to consider. Amount of time required, server requirements, maybe the potential buyer sees a way to increase monthly net. I hope this helps. I'd love to see your site if you'd like to share.

12x profit is the most common valuation but the price you'll eventually get depends on various factors as Ian said.

The amount of work required to be put in to maintain the current rate of income is a big factor in determining price. Niche and potential scalability are two others.

Also try and see on DP and Flippa what similar sites in your niche have sold for in the past.

Thanks guys. Maintenance is really only once or twice a year, which is why it's been a great site that I happened to fall into when I put it together. The domain hits a popular search term and the traffic has been great, and it must be converting because the CPC has gone way up since I first lauched it a couple of years ago. It's really jumped the last few months, so considering the amount of work required to maintain it, it's been a great additional site. The niche isn't going anywhere, it's a term people are always looking for when shopping, so that's what it relates to.

My reasoning for even considering selling it is because my kids are getting much older (high school) and my wife and I have wanted to take them on a big vacation, and I figured rather than potentially wait until next year I'd explore the option of selling this one so we could do it sooner. Obviously time goes by quick, so we're trying to make the most of it. Anything we can do to enjoy them a bit longer...they grow up too fast.

In the meantime thank you to you both for taking the time to post a response, I appreciate it :)

10x monthly revenue is the current rate in the website reselling market. You should be able to get 10x monthly revenue at a minimum, I would not sell it for anything less.

I think selling it for $4500-6000 would be the bargain.
