Selling 3 years old PR1 tutorials website for sale

Hello!

I'm selling one of my websites - gelasoft.com.

It is a website providing programming tutorials and the content is 100% unique.

80-90% of the traffic is organic as I have implemented some of the top search tutorials that were missing from google and I'm ranking on page one usually.
I never tried to fully monetize the website as the main idea was to create an open source community, but there is a small revenue from adsense(There was a top banner, but I have removed it, as I really don't like the results so mutch). Within the years I have a lot of quality backlinks and some good traffic as well.

I'm asking for $120, please let me know your thoughts.

As it seems that the past ~20 days analytics is not working on my server for some reason, I'm posting 2 screenshots. The first one is from the official wordpress jetpack plugin and the second one shows the keyword ranking.
