SITE
Updated reference of lawyers in USA listing their names, addresses and contact information. Lawyers listings are categorized based on state and specialty.
The URL is in my signature.

CONTENT
I bought the database from a databases company four years ago and used it with an older URL that I had to stop later when google hated it because I did not realize that lawyers were contacting me to update their information. It seems like they complained to google or something. That is why I started over, prepared a control section where I can update information and paid attention to their emails.
The site is PHP programmed by me and is SEO ready.

TRAFFIC
Visitors average is 4,000 unique visitors per day (from 1,900 to 6,000).
Pageviews average is 50,000 per day (38,000 to 70,000) - this is according to webalizer. In fact, a stats site that I am subscribed at says the site has a pageviews/visit which is 1.5 only.
Traffic was much higher in the past but I had to move the site between hosts like three times in a year or something because the database is big and with that huge traffic it was difficult for a hosting company to consider me a shared hosting client (site was down for a few days at every host). I had a small server in Singapore that is doing well so far.

PageRank
The site has PR6 with hundreds of thousands of PR0~PR5 inner pages. As far as I remember, the site has been PR6 for a year now.
There are links to the site from two of my sites. I can keep them (free) for a year.
EDIT: Also, there is a $100/month link from a website which is not mine.

SITELINKS
After I finished this, I realized that the site listing at google contains sitelinks now. Sitelinks may mean that google considers the site as authority site.

WORK
You will receive like 5 emails everyday asking for listing modifications. Every modification will take a minute from you.

REVENUE
I used a specialized affiliation service that brought me very low earnings and I stopped using their code when I had some times last month and placed adsense instead. There is another potential revenue source which is new lawyer additions. I receive some requests but I used to ignore them as I did not have an "add" facility before. I created it but have not applied it yet.

1. Adsense: I am with adsense for 15 days now and this is the result:
$909 content ads (estimated $1800 per month)
$84 search ads (estimated $170 per month)
Total: $993 (estimated $1886 per month)
Note: Weekends are the lowest days.

2. New Additions: You can try this and I think it will work very well for you. After filling the add new lawyer form, you can write the payment instructions and if they pay you can add them from the control section.

HOSTING
I currently pay $50/month for the server (which has this site and two other active sites). If you decide to keep the site where it is, you can take 3 months free then $20/month.

WHY SELL
1. I am a web developer and I currently have no time to develop this any further or follow up with the emails.
2. The site concerns Americans only and I am not American or in the US. Thus, handing the site to someone who can handle this better will definately have very good effect on its behavior.

2. the complete source code of the site including the control section

What backend script is the site running? Is it custom programmed by you? Is everything MySQL linked and easily backed up?

 

It is custom programmed by me in plain PHP and mysql.
Database can be easily dumped and files are not encoded.
