I know enough about SEO to make stupid mistakes. And, I must be making some as I haven't budged from the #4-#9 spots for Google, and can't be found on MSN and Yahoo. Please review my SEO and advise. I'm all ears!

The search phrases I am going for are in my DP signature. :)

You get lot of traffic from Google so, you should be OK.

And to get in yahoo you may submit your rss feed to them.
Create a free account and add your site to siteexplorer.yahoo.com

About MSN it is a mystery to me. (Some of my sites have 0 pages on msn)

If some one could help me with msn that would be nice.

    Thanks

    Hi,
I'have just seen the first in your sig : nice number of outwards and inwards links.
Good optimization of pages with <h1> <h2> etc.
And because you apply the good recipes you are well ranked by google.
For yahoo and msn, sincerely it's a mistery.
I think the yahoo's logical is very strange but on msn you should be better ranked, generally it's easy with it.
Maybe you over optimize the page with your Kennewick Real Estate (13 times) on this page http://www.joelane.com/kennewick-real-estate.php and the result with msn is 146 for 150,000 results
at the contrary if you search "lane real estate" (wich appears only 5 times on your page) you are ranked 11 for more than 1 millon results
    (msn international)
It's just an assumption but maybe msn doesn't appreciate too many times the same words in a page...

    Thanks Carticasi,

Very helpful. I suspect my keyword density is off, as well.

I've studied my competition and I seem to be doing more SEO than them. I wonder if a 'update' by Google, MSN, and Yahoo will move me.

Also, although my domain is about 11 years old, it has only been used as a real estate website for the last 3-4 months. I was a painting contractor for the other 10 years. I suspect the change of use has something to do with my ranking. Anyone with insight into this would be appreciated.

    :)

It might be...also SEs use different algorithm so we can't say which factor they consider most important than not...optimize your site not only for SEs but also for your visitors...
