    I have decided to sell my LOTRO (Lord of the Rings Online) information & community website, If i can get what I'd like for it at this point - otherwise I'm considering holding it for a while to build more revenue then sell again in a few months.

    LOTRO the game just went live TWO DAYS AGO so all this traffic was built pre-game and is much lower than what you should expect for the next few years, so this site's peak is not even close. Details below:

    Domain: (see sig) Been around since February
    Uniques/day: 1000+ and climbing
    Pageviews/day: 5500+ and climbing
    Income: $12-18 daily Adsense, $3 a day CPM Valueclick, and also do some affiliate sales. Until the past few days, the Adsense ads had not even been on the upper fold, at which case the daily income has jumped tremendously. Yesterday made $20, and site traffic growing exponentially.

    The site is one of the official premier fan sites for the game, and is featured on the official game-maker's site (Turbine). You can see the list here. As an official site you have access to making press-release posts on their site and also eligible for free products from Turbine that you can give to your site-members/viewers. This site is packed with tons of original content.

    The site is indexed in all major search engines, with over 800 pages in Google, and is dominating on important keywords:

    #1 for Lotro Guide and Lotro Guides (Even above Turbine, Codemasters, the game's makers)
    #4 for Lotro Forums (#1 non-Turbine, the game maker)
    #2 for Lotro Quest Guide
    #3 for Lotro Professions
    #1 for Lotro Quest Help
    #4 for Lotro Kinships
    #5 for Lotro Quest
    #4 for Lotro Classes
    #9 for Lotro

    There are many other top 10 listings, and most put my site as the #1 site that is not the game-maker, and many pass the game-maker.

    The site is so new that it has no developed page rank yet, but clearly it will be high. Google site maps confirms 443 back links for me.

    The site also has a successful forum community with over 1,500 posts and 200+ members, and about 10 join a day. I have a "free kinship forum" offer that I give visitors, as I make them a free forum for their "kinship" or "guild" to use to discuss issues. This gets more people active on the forum and around the ads, etc.

    I know the wisest decision might be to give the site some more time to develop even higher, steady income, then sell - but....I thought I'd give it a shot at the moment and see what the interest was.

    The site is fairly new (Feb) and therefore I realize no long-term sample is available for proof, but I think by looking at the site you can see it's quality and potential in such a genre.

    Dude, sight looks good but the first few days of Adsense revenue is always artifically high. I have sights where the volume dropped from $2.50 a day to pennies a day later. Extrapolating one good day (when ads are still new to the users) out for a year is not a reasonable valuation. Best thing to do is get one months of revenue under your belt and then try to sell.

    Nice looking site, though. Good luck with the sale. I'd be interested but at a lower price.

    Yes, I agree that there's not a long-term basis yet, but still making it available on the basis of growth. It's been running adsense ads for a while - so it's not the "first few days" earnings, it's simple the first few days with it in a prime spot on the site. If there's no interest now I'll be doing exactly what you said, and hopefully at that point it'll be much higher and consistent :p - Appreciate the feedback...

    OK, glad to hear it. My point is, as soon as you put AdSense in a prime spot, people notice it and volume spikes. Then, your users become "ad blind" and it requires a lot of actual growth meaning new users must be greater than old users fading away just to maintain a constant AdSense revenue. That is hard to do but hope you are able to. However, I suspect, given that noone else is even posting that the price is too high for such a site.

    But you never know, it only takes one buyer, right :).
