Selling #1 Ranking Dog Site for Sale! PR4, Low Alexa + Unique Visitors

Hey folks, I have much too much on my plate and need to part ways with several of my sites. This auction is for my baby, www.doghelpforum.com
I've done loads of work and it is now #1 in google (#3 in yahoo and bing) for keyword: Dog Help.

That's right, it outranks all the other major websites like dogster!!!

Operating with a wordpress backend and the premium Answers theme, this is the perfect adsense-ready site or use it to promote clickbank, amazon or other affiliates.

• Valid PR4 with Interior PR'd Pages (4,3,2)
• Alexa Under 500,000 (currently at 404,xxx and dropping!)
• Unique Visitors at about 80/day

Assume no revenue.

Winning bidder gets wordpress theme files, mysql database and of course the domain.

Hello. Why is the BIN so high for a low traffic+no revenue site? Is there any reason to it or something?

 

The BIN is set (for the time being) at $500 because that is what I feel the site is worth. If you consider the amount of potential traffic and money you could make for this site it is justified. It takes hard work to out-rank the big competitors in any niche, for dogs the main 'giant' is dogster.com. This site can be very easily converted into a 'pay-per-question' type of site, as this option is built into the theme.

I wouldn't say this site is low traffic, I'd say medium traffic, especially for the specific niche. Take a look at the alexa, that's a good indication of traffic to some extent. The BIN price also reflects the time it took me to develop content and build quality in-bound links which enable the site to outrank ALL others.
