All those websites estimate earnings, people buy sites based on there earnings and a script can not estimate that

Exactly. ebizvalautions, though, does use earnings as a primary consideration in the valuation process. It then compares other characteristics of the site with similar sites that have sold recently. It still isn't 100% but have a look at how the different valuation tools compare in some real life situations (in valuing sites that have already sold and for which the sale price is publicly known).

A website is only worth what someone is willing to pay for it.

One can not expect accurate valuation based on mechanic gathering of online statistic data for a website. Besides all online valuation sites have a tendency of exaggerating appraisals in order to encourage people to use their services.

It calculates it over hits and page rankings. Theres a difference however. People wouldnt give how much its worth

You've tested every single one? The tool I linked to makes clear that it does valuation based on real prices and many sites in its archive are priced at $0 - it doesn't get more honest than than ;) Not all valuation tools are link bait.

Here's a good test: Would the owner of the valuation tool pay you roughly what he values your site at?

You should also consider websitefact.com ; they provide a nice summary of the website performance. I find their WF rank being more accurate than Alexa. I have mentioned about this in the previous post ...

Those type of sites work by putting a price on your PR and number of links.

They can't put a value on your site from how much it earns.

It can sometimes work for sites, but then others it can be waaaay out.

How much you earn is the most important metric to prospective buyers.

I'd agree with this statement and usually the worth of a site is 10 or more monthly incomes it generates. So, if a site earns 100/month consistently, then expect around 1K for it.
