    Hello i am currently managing to buy a niche website but i am loried that the CTR is too high aroun 25-30% ...

    Please niche sites owner can you answer ?

    Also tell me about your CTR

    What exactly to you mean by "niche site" ?

    anyway, if my CTR was that high on a consistent basis i would be concerned that visitor might be clicking because they had nowhere else to go or were being 'fooled' by the placement.

    This CTR rate is very high , do check the site clearly , if adsense team took it as a made for adsense site than your account will be banned .

    Any CTR above 10% may harm your adsense account. The normal CTR is around 5%.

    A CTR above 10% will not harm your account. I've been well over that for the past few months. Check where the site's traffic is coming from. If it's mostly organic traffic coming from Google, Yahoo, MSN, etc. then look into buying the site. Otherwise, I'd re-consider buying.

    You shouldn't be overly concerned about the CTR when buying the website. Ask the person to share analytics stats so that you can have clearer picture and info about the traffic.

    I've read some where that the experts get about 10% CTR. I'm getting 8-9%

    10% CTR is a minimum to be happy with, then I'd say that above 20% is very good. More than that, I would have to see the site's ad placement and sources of traffic to say if it's going to be harmful or not.

    The ctr is unrealistic and the maximum tolerable ctr is only around 10% according to a agoogle engineer who talked about adsense university of waterloo last month.

    so after looking at your site i understand what you mean by a 'niche site' - i usually call these 'mini sites' .. i dont see any outright violations of the TOS. your ad-placement is good, and the ads you have are perfectly targeted to your content so a high CTR makes sense.
    .. assuming all that content is original (it looks like it is), i would guess that you will be fine.. it's not MFA, it's got content so i dont see anything 'bannable'.. i would still be concerned that the high CTR will draw attention from Google, so re-read the TOS and polices to be absolutely certain you aren't bending any rules.

    Does google share CTR information rules with any of you guys on a personal basis?

    Don't be kidding yourself while buying sites like that, CTR does not become an evaluating factor unless you are buying 'Ad placement secrets' from a Adsense guru. Or buying a Template concept from a template creator who is selling his template to companies like SEDO/other parking services.

    Click Through can't be an evaluating criteria unless, it's INVALID clicks which you should be concerend about......Invalid clicks can be made by the seller, his friends, or someone who hates him and wants Google to ban him.....either way, Google will not even listen to a plea after banning an account for INVALID CLICKS.

    Your right in being worried about 25% CTR, as that is a very good Click Through Rate, as it's not an easy task to build/maintain a site with that kind of CTR. So look at the stats, number of visitors, and his earnings.......match the two, watchout for discrepancies, etc..... then make a decision.

    There's only one thing you need to evaluate here is if the seller is lying about the CTR or not.
