    That line about justifying your fee is BS. Somebody that works to secure financing in the way you describe gets a 'finders fee' from the funding company, not the individual being financed.

    So why do you need the money up front? If the loan is guaranteed, can't you just take it from the borrowed amount?

    If you want to give me $250k and then keep $10k of it for yourself, I'm down to talk about this. If you want me to give you $10k and then you'll give me $250k in return, you should probably rethink your offer. It makes very little sense.

    No they don't, they give their money in return for a % stake in the business. No real investors ask for a cash fee, it doesn't make any sense.

    Also ver few investors will be relying on credit, the vast majority of investors and business angels are investing cash or savings.

    I suggest anyone looking for finance avoids this, it looks like a scam to me.
