I'm considering selling my highly ranked escort review site

I have an escort review site that is getting substantial amounts of traffic, and I have made about $500 to $600 this year from it. Here are some basic stats and info about this site:

1. 350-450 visitors per day. Has recently got close to 500 visitors per day.

2. 1 year+ old.

3. Has a Google PR of 3.

4. Ranks within the top ten in Google for the keyword "escort reviews."

5. Currently has one advertiser, and one subsciber. At its height a few months ago, it had 15 subscribers and two advertisers, but I ran into technical payment issues with it that I can discuss further with those that send me a PM.

6. Original content, and hundreds of escort reviews.

7. Targeted and "real" traffic, that comes from SEs and lots of backlinks.

The only downside to buying this site from me is that it is hosted with Homestead, one of the worse hosting companies in the world(a friend recommended it when I was new to webmastering, so I didn't know any better, and I'll never buld another site with them again). Also, because Homestead uses HTML, and is too stupid to switch to more modern web development languages like PHP or ASP, updating the content can be time consuming.

Homestead tries to hold your domain hostage, making it hard to sell the site, but people have told me there is a way around it. Anyway, if you're interested in this site, shoot me a PM and we can talk. I don't have a specific asking price in mind at the moment, but it will be substantial, given the sites ranking, traffic, and ability to make income this year. Because the site is hosted with Crapstead, I mean Homestead, we can negotiate on the value of the site given the poor quality of the company which hosts it.

I wish to sell this site because:

1. I don't have much time to keep updating it regularly.
2. I have other projects I'm interested in, so less attention is being diverted to this site.
3. While I'm good with SEO, I find it hard to sell through affiliate programs, so perhaps the buyer of this site,
who may be better with affiliate programs than myself, can generate more profits with it. In other words, I'm a master a building
targeted traffic, but it is hard for me to convert traffic into cash.
